If you were to ask me what one segment of the Real Estate Sales Process was the most important to a Real Estate Agent’s Career I’d say PROSPECTING. Without a doubt, embracing the fact that you must prospect on a daily basis is the one thing that will virtually guarantee your success or failure in Real Estate. But, before you quit reading and dismiss this as just another time someone is beating you up about Cold-Call-Prospecting, let me elaborate. I’m not talking about Cold-Call-Prospecting.

There are several types of Prospecting. A great analogy is a Gold Prospector. There are times when he'll just go out into the cold, dark wilderness and start looking for gold. Cold-Call-Prospecting equates to him just going blindly into a location and starting to look. He doesn't know anything about the location or whether anyone has ever found gold there.

I want to propose to you that there are several levels of warmth when you're talking about prospecting. What if our prospector heard a rumor, was told by a friend, had a brother find some, or even bought a map from a very reliable source? No matter what level of warmth the prospecting is, he still has to head out there and start mining. For Real Estate Agents, mining is making a sales call, and 97% us struggle with it to some degree at different times.
